ACE HOLDINGS NJ WEBSITE AND TENANT PORTAL TERMS OF USE

Scope
These Terms govern use of the ACE Holdings NJ website and portals at aceholdingsnj.com, www.aceholdingsnj.com, tenants.aceholdingsnj.com, and landlord.aceholdingsnj.com, operated by ACE Holdings NJ LLC. They cover website and portal use, not the creation or amendment of a tenancy.
Your lease remains controlling
ACE Holdings NJ is a brand and is not necessarily the landlord under each lease. Your lease identifies the relevant property entity and the parties' rights and obligations. If these Terms or a portal display conflict with your signed lease, the signed lease controls, subject to applicable law.
These Terms do not change rent, NNN charges, security deposits, payment deadlines, remedies, service obligations, or legal-notice requirements. A portal entry, automated message, or website inquiry does not amend a lease. Continue to use the notice and service procedures required by your lease and applicable law.
Property information and inquiries
Listings, photographs, descriptions, availability, and other marketing information are provided to help you evaluate properties. They may change and should be confirmed with us. Website content and inquiry responses are not binding offers to lease or commitments to particular terms. Any tenancy requires the appropriate written agreement with the relevant property entity.
Accounts and authorized use
Access only accounts and records you are authorized to use. If you act for a business or tenant, you must have authority for that access and the information you submit. Keep account details accurate, protect your credentials, and promptly report suspected unauthorized access to info@aceholdingsnj.com.
Do not bypass access controls, seek another user's private records, upload malicious content, interfere with service operation, or submit fraudulent or misleading information. Use the services lawfully and respect other users' privacy and intellectual property. We may restrict access when reasonably necessary to address misuse or security risks; doing so does not alter the parties' lease obligations or rights under applicable law.
Balances, records, and discrepancies
Portal balances, invoices, payment records, credits, and reports are administrative tools. Entries can be delayed, incomplete, or incorrect, including when accounting data is being updated. Contact us if a record appears wrong so it can be reviewed against the underlying documents and transactions. A display error does not by itself change an amount properly due or a credit properly owed.
Online ACH and card payments are not currently enabled. Follow your existing authorized payment instructions. Do not enter bank-account or card credentials in general contact fields. A portal outage or discrepancy does not itself extend a lease deadline; contact us promptly if it affects your ability to obtain needed information.
Availability, privacy, and third parties
Features may be updated, interrupted, or temporarily unavailable for maintenance, technical issues, or security reasons. For assistance when the services are unavailable, email info@aceholdingsnj.com. The website and contact form are not emergency services.
Our Privacy Policy explains information handling through the services. Authentication, embedded videos, accounting connections, and linked websites involve third-party services that may have their own terms and privacy policies. These Terms do not replace those providers' terms or make their services part of your lease.
Changes and questions
We may update these Terms prospectively and will post the revised version with its effective date. Updates do not retroactively change an existing lease or transaction. Any additional notice or agreement required by applicable law will be handled separately.
